Single Family Homes

We started out buying, renovating, and either selling or renting out single family homes. This has been the core of our business for 15 years. There is almost no area in Southern California that we have not purchased and improved property for the surrounding community. Commercial Property

We purchase all types of commercial property. We do not have a specific focus in this sector. Having experience with all different types of commercial property allows us to be nimble and make almost any transaction happen for you.

Land

When it comes to land, we prefer unentitled raw land. We will take a look at any property that has conceptual, preliminary, or approved plans. However, we typically find that we like to design our own projects, so we prefer unentitled parcels. Property size varies from small infill lots, to 1,500 acre projects that demand extensive General Plan Amendments.

Apartment Buildings

We prefer smaller apartment buildings between 4-30 units for our portfolio, preferably distressed properties. We have institutional partners who prefer the larger properties, whether currently renovated or distressed.

Industrial Property

We started out buying, renovating, and either selling or renting out single family homes. This has been the core of our business for 15 years. Gas Stations

In recent years, we have obtained a strong interest in acquiring Gas Stations. We are partnered with a group of large scale operators in this field, and are able to provide you the best deal possible in any market condition.

Senior Living Facilities

Our senior living communities offer a range of amenities and services designed to meet the unique needs of older adults. From independent living to assisted living, we have a range of different senior housing properties. We also purchase properties that are zoned for Senior Living and are not yet developed.

Short Term Rentals

We acquire a variety of different product type for our STR arm. Most vacation markets throughout the US interest us as we have been able to minimize our expansion costs with this model. If you believe you have a property that could work as a Short Term Rental, let's discuss.

Hospitality

Our hospitality portfolio focuses on smaller motels and hotels that show signs of distress, or are currently underperforming. If you have a property that you would like to discuss, we would love to hear from you and see how we can assist.

While we have a strong focus on real estate transactions, we also purchase operating businesses from time to time. Whether you are looking to retire, or simply sell an underperforming business and move on, we are the people you want to talk to. If selling is not an option, or you would like to buyout a business partner, we will also take a look at deploying capital as an Equity Investor or growth partner into existing businesses.

Where We Buy

Inland Empire

The Inland Empire had been strongly overlooked until recent years. Through Covid, the Inland Empire proved to be a very strong and desirable market. This market is where we first began working, and are most comfortable at. There is no deal too big or too small for us to undertake in the Inland Empire areas.

Los Angeles

We purchase in most of LA county. There are only a hand full of smaller submarkets in LA county that we prefer to stay out of. We acquire all asset classes, aside from office and trophy property, throughout LA county.

Coastal Communities

We consider Cali's coastal communities to be some of the most desirable property. Who doesn't like the beach, right? We do single family homes and development deals throughout Southern Californias coastal communities. We target all of Orange, San Diego, and Los Angeles counties.

Northern California

Northern California we operate a smaller scale fix and flip operation for single family homes. We are currently looking to expand our proven model up north and acquire more assets throughout the bay areas. If you think you have a distressed property that may work for us, please get in touch.

Midwest

Our name may lead you to believe we only purchase in California, but we are in several markets. We do single family projects in CA, AZ, NV, FL, TX. We execute land development deals throughout all of the Midwest and Western States. We only purchase and invest in businesses located in CA, AZ, NV at this time.
